Why you need an electrical inspection before buying a home in Lake Charles

A general home inspection touches on electrical basics, but it rarely goes deep enough to catch what actually costs money down the road. If you are buying a home in Lake Charles or Calcasieu Parish, a separate electrical inspection by a licensed electrician is one of the cheapest ways to avoid an expensive surprise in your first year of ownership.

Here is what an electrical inspection actually covers, and why it matters more in a market with as much older housing stock as ours.

What a general home inspector often misses

Standard home inspectors check for obvious hazards, but most are not licensed electricians and will not open the panel, trace circuits, or evaluate wiring type in depth. That leaves gaps around panel brand safety history, aluminum wiring, grounding, and whether the service size matches how the home will actually be used.

What we check during a pre-purchase inspection

  • Panel condition, brand, age, and whether it is Federal Pacific, Zinsco, or another recalled or flagged brand
  • Service size and whether it is adequate for the home's square footage and likely appliance load
  • Wiring type throughout the home, including aluminum branch wiring or older knob-and-tube in unrenovated sections
  • Grounding and bonding at the panel and service entrance
  • GFCI and AFCI protection in kitchens, bathrooms, and living areas
  • Visible damage from prior storms, water intrusion, or amateur wiring work

If you want a deeper look at panel red flags specifically, our post on signs your home needs a panel upgrade covers the details.

Why this matters more for older Lake Charles homes

A large share of the housing stock across Lake Charles, Sulphur, and Westlake predates modern electrical code. Homes from the 1960s through the 1980s commonly carry 100-amp service, aluminum wiring, or panels that were later recalled for safety issues. None of that is visible from a walkthrough, and none of it shows up unless someone opens the panel and knows what they are looking at.

Using the report to your advantage

A documented electrical inspection gives you real leverage during negotiations. If we find an outdated panel, missing GFCI protection, or aluminum wiring, you can request the seller address it, credit you at closing, or adjust the price. That is a far better position than discovering the problem after you move in and the breaker keeps tripping.

After closing

If the inspection turns up work that needs to happen, we handle it directly, whether that is a panel upgrade, correcting aluminum wiring through our re-wires and installs service, or smaller outlet, switch, and breaker corrections. Learn more about our full electrical inspections service, or reach out before your option period closes.

We inspect homes across Lake Charles and throughout Calcasieu Parish, and we can usually schedule within your option period timeline.

FAQ

Frequently asked questions

Is an electrical inspection necessary when buying a home in Lake Charles?+
A general home inspection covers electrical basics, but it is not a substitute for a licensed electrician evaluating the panel, wiring type, and grounding. Older homes and homes with visible red flags benefit most from a dedicated electrical inspection before closing.
What electrical issues are most common in older Lake Charles homes?+
Federal Pacific or Zinsco panels, aluminum branch wiring, ungrounded outlets, missing GFCI protection in kitchens and bathrooms, and undersized service are the issues we find most often in homes built before the 1990s.
Can I use an electrical inspection to negotiate the sale price?+
Yes. A written report documenting panel condition, code violations, and safety concerns gives you leverage to request repairs or a price adjustment before closing.
How long does a pre-purchase electrical inspection take?+
Most single-family home inspections take about an hour, depending on the size of the home and the accessibility of the panel, attic wiring, and outdoor circuits.
